These terms apply to your use of this website and the JTM Property Management SMS program, operated by S E P M, Inc. DBA JTM Property Management.
Website information and services
This website provides information about our property management services and rental listings. Listings, pricing, and availability can change; confirm details with JTM or the linked listing before applying. A website inquiry does not create a property management agreement, lease, or guarantee of approval. Any signed service agreement or lease governs the applicable services and obligations.
Inquiries and external links
Provide accurate information when contacting us. Our consultation form prepares an email in your email application; send it there to deliver your request. External listings and services are governed by their own terms. Our Privacy Policy explains how we handle information.
JTM Property Management SMS Program
Our program provides transactional, conversational, and service-related text communications related to services you request from JTM. Messages may include:
- Property management inquiries
- Rental inquiries
- Leasing and application communications
- Appointment and showing coordination
- Maintenance and service communications
- Account-related communications
- Other communications related to services requested from JTM Property Management
This program is intended for service communications, not promotional marketing. Participation is voluntary. Consent to SMS is not a condition of obtaining, purchasing, or using JTM services. The website SMS checkbox is optional and unchecked by default; you may submit an inquiry without checking it. Providing a phone number alone does not constitute SMS consent.
Message frequency and charges
Message frequency varies based on your inquiries and service needs. Message and data rates may apply according to your wireless plan.
Opting out
Reply STOP to opt out of text messages at any time. After opting out, you may receive a final confirmation of your opt-out, and no further program messages will be sent unless you provide new consent. You may continue to obtain JTM services and contact us by phone or email.

Delivery and carrier responsibility
Message delivery depends on network and service availability. Wireless carriers are not liable for delayed or undelivered messages.

Mobile information and messaging consent are handled according to our Privacy Policy, including its restrictions on sharing mobile information and SMS opt-in data. We may update these terms by posting a revised effective date on this page.
