S E P M, Inc. DBA JTM Property Management ("JTM," "we," "us") respects your privacy. This policy explains how we handle information when you visit our website, contact us, or request our property management and rental services.
Information we collect
We collect information you choose to provide, such as your name, phone number, property address, property type, number of units, inquiry details, and SMS consent choice. When you email, call, or text us, we receive the contact information and content of that communication, including attachments you send. Information needed for a rental application, lease, maintenance request, or property management relationship may also be collected through the relevant service or application process.
Our website hosting provider may process technical information such as IP address, browser and device details, request times, and pages requested to deliver and secure the site. This website loads fonts from Google Fonts. External rental listings and other linked services have their own privacy policies.
How we use information
We use information to respond to inquiries, coordinate property management and rental services, process leasing and application communications, schedule appointments and showings, coordinate maintenance, support accounts, maintain business records, and comply with legal obligations. We use phone numbers for text messaging only with appropriate consent. Submitting a phone number or an inquiry without selecting SMS consent does not enroll you in our SMS program.
How the website form works
Our consultation form opens your email application with a prepared request. You must send that email to deliver the request to JTM. The prepared email includes your SMS consent choice and, when selected, the disclosure you agreed to, the disclosure version, the page source, and the time the request was prepared. We do not automatically send a text or enroll you by opening the email draft. You can submit a request without selecting SMS consent.
Information sharing
We may provide relevant non-mobile service information to property owners, authorized vendors, and service providers as needed to perform the services you request. Hosting, email, and messaging providers may process information on our behalf. We may disclose information where required by law or to protect lawful rights. These general sharing practices do not override the following restrictions on mobile information and SMS consent.
SMS and mobile information
Mobile information, including phone numbers, SMS opt-in information, and text messaging consent, will not be sold, rented, transferred, or shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with third parties, except as necessary to provide the messaging service or as required by law.
JTM's SMS program is for transactional, conversational, and service-related communications. Participation is voluntary and is not a condition of purchasing or using our services. Reply STOP to opt out or HELP for help. See our SMS Terms.
Retention and security
We retain information as needed for requested services, business records, consent and opt-out records, and applicable legal requirements. We use reasonable safeguards to protect information, but no electronic transmission or storage method is completely secure. Please do not include sensitive financial or identity documents in a general website inquiry.
Your choices
You may choose not to provide optional information or SMS consent. To request access to, correction of, or deletion of information we hold, contact us below. We will respond as applicable to your request and legal requirements; some records may need to be retained. Withdrawing SMS consent does not prevent you from contacting us by phone or email.
